How often will you inspect my home?

Property inspections are conducted twice a year, with a week's notice provided. While your presence during inspections is not mandatory, it is crucial to ensure the property is accessible and safe for entry.

What if I damage something at the property?

In the event of property damage, it's advisable to notify us promptly rather than waiting for the next scheduled inspection. Timely reporting allows for swift resolution and mitigation..

What happens if the owner decides to sell?

If the property is sold during a fixed-term lease, you have the right to stay until the lease ends. For a periodic lease, you might receive a 30-day notice to vacate.

What happens when my lease expires?

Your lease expiration date is indicated on the front page of your lease. Approximately two months before the lease ends, we'll discuss potential renewal. The property owner can either extend the lease or issue notice for you to vacate.

What is a Condition Report?

Before you move in, we inspect the property thoroughly, noting its condition, damages, and taking photos. This report is used for the final inspection to ensure you've left it in its original condition.

How much notice do I need to give to vacate?

For a fixed-term tenancy, you typically need to give at least 14 days' notice if you're planning to leave at the end of the fixed term. If you're in a periodic tenancy (no fixed term), the standard notice period is 21 days.

What happens if I need to break my lease?

If a tenant needs to end the agreement early, they should provide the landlord with as much notice as possible. Additionally, it is important to be aware of the associated break fees, which are determined based on the stage of the lease agreement at the time of termination:

  • Four weeks' rent if less than 25% of the agreement has expired.

  • Three weeks' rent if 25% or more but less than 50% of the agreement has expired.

  • Two weeks' rent if 50% or more but less than 75% of the agreement has expired.

  • One week's rent if 75% or more of the agreement has expired.
